 Already in the middle of the first quarter of the year some real estate indices have been published that reveal the situation of the drop in the sale price of real estate solutions in different provinces and cities of the country.

The price situation is variable in different regions because while some towns have become more expensive, others have lowered their prices, which is why they represent a great opportunity for buyers and investors.

Where is the cheapest housing?

It is true that since last year there has been a gradual increase in sales prices, however, some places have shown an opposite trend. Consulting the Fogo casa Real Estate Index, we find that the provinces registered as the cheapest with prices calculated below 1,200 euros per square meter are: Almería, Lleida, Caceres, Lugo, Murcia, Badajoz, Cuenca, Castellan, Terfel, Jaen and Ávila. .



Toledo and Ciudad Real are the cheapest, with prices of less than 1,000 euros per square meter. These values ​​are considerably lower than those handled in Madrid, and Barcelona, ​​where the calculations are approximately 3,000 euros per square meter.

For its part, the Idealist Real Estate Price Index shows a decrease of 0.6% from last February, standing at 1,814 euros per square meter and this would be the third in a series of reductions that have been taking place since the end of the last year.

According to the aforementioned report, these are the regions where the price has dropped with their respective percentage:

  • Aragon 1.9%.
  • Navarra 1.3%.
  • Extremadura 1%.
  • Castilla-La Mancha and Castilla y León 0.9%.
  • Andalusia 0.8%.
  • Catalonia 0.7%.
  • Basque Country 0.5%.
  • Galicia, Cantabria, Murcia, La Rioja, Asturias, the Balearic and Canary Islands, all below 0.5%.

El Idealist affirms that Castilla-La Mancha, Extremadura, and Murcia are currently the cheapest communities. As for the provinces, the most advantageous in price are Ciudad Real, Cuenca, and Toledo.

The capitals that have shown a drop in price are Ávila with -2.6%, Almería -2.4%, Terfel -1.8%, and Zaragoza -1.6%.

The most recent report from Pisos.com indicates that the provinces that have lowered their prices the most are Palencia with -7.02%, with 4.74%, and Navarra -4.01%. Other capitals such as San Sebastián and Oviedo have lowered their prices by 3 and 2%.
